When flipping a property, or preparing a property for rental, flooring can make a huge difference in how updated and appealing a space feels (without necessarily breaking the bank). In this blog, I will share a brief overview of the best flooring options that you can opt for when flipping homes or preparing rental properties.
Vinyl Flooring
Vinyl is one of the most popular flooring choices. Known for it’s affordability, wearability and water resistance; Vinyl is available in a wide range of styles (from wood-style planks to stone-look tiles and everything in between). It is hardwearing, warm underfoot, and sound resistant.


Vinyl Options:
- Sheet Vinyl: Easy to lay and cost-effective.
- Vinyl Tiles: Peel-and-stick options are available and they make DIY installation simple.
- Luxury Vinyl Plank: A bit pricier but still an affordable, durable, and modern-looking option.
Laminate Flooring
Laminate flooring offers the look of real wood but at a fraction of the cost. It’s a great middle-ground option, especially for living areas or bedrooms. It’s easy to install, low-maintenance, and resistant to scratches and wear.
Tip: Avoid very cheap laminates as they can lift, scratch easily, and are noisier (dog claws, for example!). Higher-end laminates offer a better thickness, sound reduction, and a longer lifespan.

Engineered Wood
Engineered Wood flooring offers a more affordable entry point into the world of wood flooring. It is made up of multiple wood layers for increased stability and is less sensitive to moisture and temperature changes.
It’s a great choice for buyers who want the high-end wood look in key areas like living rooms or dining spaces without the premium cost.

Carpeting
I’m a great fan of carpeting in bedrooms, as this gives a soft and luxurious feel and look – and absorbs sound. Carpeting is very easy and quick to lay, however, do use a reputable company! There is a large range of carpeting to choose from nowadays – in an array of weaves, textures, and colours – with a wide range of pricing options.
Carpets do, however, need to be looked after as they can and do stain (although acrylic carpeting is easier to clean) and does show wear and tear after some time. Carpeting is also not ‘water friendly’ and absorbs liquids and stains. Carpeting is also suspectable to animal odours, cigarette smoke, and food smells.
It’s wonderful underfoot though, and immediately ‘elevates’ a room – and of course the smell of new carpeting, is like the smell of the inside of a new car! Very appealing!

Ceramic Tile
While not always the cheapest option, ceramic tile can be very cost effective especially if you choose smaller sizes or less intricate patterns. It’s waterproof, easy to clean, and available in a wide variety of colours, shapes, and patterns.
Pros:
- Very durable and low-maintenance.
- Ideal for high-moisture areas like kitchens, bathrooms, or entryways.
Cons:
- Can crack or chip if items are dropped.
- Cold underfoot (but you can add rugs!).
Tiles (whether ceramic, porcelain or natural stone) reign supreme when it comes to easy maintenance. their non-porous surface repels stains, spills, and dirt, making cleaning a breeze. A simple sweep and mop routine can keep your tiles vibrant for years to come.

Cork Flooring
Cork flooring is soft, warm, and has natural insulation and soundproofing qualities. It’s also eco-friendly and increasingly available in modern darker tones (not just yellowish hues anymore!). I personally have never used it, but I have seen it being used a various spaces and it is definitely and option worth considering!
Things to note:
- Heavy furniture can leave dents.
- It may scratch or mark if things are dragged across it.
- Best for low-traffic or relaxed spaces.
- It can be costly for large areas.

Painted Floors
If your flip/rental property has tired concrete floors or dated tiles, consider floor or tile paint. Special tile paints – like epoxy-based coatings – are designed to adhere to slick surfaces and are incredibly durable.

Epoxy paint is a durable, epoxy resin-based coating originally designed for industrial applications. Over time, its durability and aesthetic qualities have made it a favourite for residential uses including floors, garages, and basements. This paint not only offers long-lasting protection but also enhances the appearance of surfaces, making it a versatile solution.

The great thing about it is that it is easy to clean and maintain as it does not absorb liquid like other paints.
Application Tips:
- Surfaces must be properly cleaned and sanded before applying the epoxy paint.
- The paint must be mixed in the correct proportions and applied in thin, even coats.
- Allow lots of drying time in between coats.
- Use a roller to apply paint evenly to the tiles/floors as directed in the manufacturers instructions.

Note: Epoxy paint is more expensive than standard paints and requires a bit more prep but it’s absolutely worth it for specific projects.
